Water stains on your ceiling or walls often signal a roof leak. Occasional leaks can be fixed with localized repairs. Frequent or severe leaks can mean the roof is failing, and we will tell you plainly which one you have.
How we do it
Leaks rarely show up where they start. Water can run along a rafter or the top of the decking and drip several feet away from the actual opening. So we trace it from both sides: on the roof, at the flashing, vents, valleys and shingles above the stain, and in the attic, where wet wood and old stains show the path the water took.
We take photos of what we find, explain the cause and give you a detailed written estimate before any work starts. Transparent pricing, no hidden fees.
Fixing the cause matters. Caulking over a cracked pipe collar or a lifted piece of flashing may stop the drip for a season, but the leak comes back. We replace the part that failed, then clean up before we leave.
- Inspection on the roof and in the attic
- Photos of the source and any damage around it
- A written estimate for the repair, or a plain answer if a repair is not worth it
- Repair of the cause, not just the stain
- Clean-up of the work area
Signs you need a roof repair
Some leaks announce themselves with a drip in the living room. Most start quietly. Watch for these:
A small leak caught early is usually a small repair. Left alone, the same leak can soak insulation, rot decking and stain drywall, which turns a simple fix into a much bigger job.
- Water stains on ceilings or walls, even faint ones
- Bubbling or peeling paint near the ceiling line
- A musty smell in the attic or damp, matted insulation
- Missing, curled or cracked shingles after a windy day
- Granules collecting in the gutters
- Cracked rubber pipe collars around plumbing vents
- Flashing pulled loose around chimneys, walls or skylights
- Drips you can hear in the attic during heavy rain
Materials
Repairs should match what is already on your roof. On a shingle roof that means matching the shingle type and color as closely as possible and using the right underlayment and fasteners under it. On older roofs the existing shingles have faded, so a perfect color match is not always possible, and we show you how close a match is before we start.
We install materials from GAF, CertainTeed and Owens Corning, and we work on shingle, metal and flat roofs.
The parts that fail most often are small: rubber pipe collars that crack in the sun, metal flashing at walls and chimneys, and sealant that has dried out and pulled away. These get new materials, not another layer of caulk.
Built for Acadiana weather
Louisiana sun is the slow enemy. Summer heat and ultraviolet light dry out rubber pipe collars and sealants until they crack, and those cracks are among the most common leak sources we see on homes around Opelousas and Lafayette.
Afternoon thunderstorms are the fast one. Wind drives rain sideways under lifted shingles and behind loose flashing, places a gentle rain never reaches. Hurricane season, from June 1 to November 30, adds stronger winds and longer soaking rains.
Live oaks and pines add their own wear. Limbs scrape and crack shingles, and leaves and pine needles pile up in valleys and behind chimneys, holding water against the roof. With humidity this high, a wet attic dries slowly, so mold and rot can start soon after a leak begins. That is why it pays to call early.
